Move-out carpet cleaning is one of the most common jobs we handle at Fynest, especially in the spring when leases turn over across the city. Here's what Ottawa renters and homeowners should know before they move.

Why Move-Out Carpet Cleaning Is Worth It

Your damage deposit is real money. Under Ontario's Residential Tenancies Act, a landlord can only keep part or all of your deposit if the property has been damaged beyond normal wear and tear. The catch is that dirty carpets can fall into that territory — and without documentation, it becomes a he-said-she-said situation.

Getting a professional carpet cleaning done before your final walkthrough gives you two things: a clean result and a paper trail. A cleaning receipt dated near your move-out date is strong evidence that the carpets were returned in acceptable condition.

What Counts as Normal Wear and Tear?

This is the question we get most often. In Ontario, normal wear and tear refers to deterioration that naturally happens over time with regular use. Landlords cannot charge you for:

  • Carpet that has faded from sunlight over the years
  • Fibres that have matted down from foot traffic in common areas
  • Minor discolouration that accumulated slowly over a long tenancy

What they can charge for — and what a professional clean can address:

  • Pet urine stains or odour
  • Food or drink spills that were never cleaned up
  • Heavy soiling from repeated muddy foot traffic
  • Any damage that reduced the carpet's lifespan beyond what is expected

If your carpets fall into the second category, professional cleaning is your best move before the inspection.

When to Book: Timing Matters

We recommend scheduling your carpet cleaning one to three days before your final walkthrough. That gives the carpets enough time to dry fully — wet carpets can look darker and denser than they actually are, which can cause confusion during the inspection if the landlord sees them still damp.

Don't leave it until the last day. April and May are the busiest months for move-outs across Ottawa as winter leases end and people relocate. Booking even a week in advance gives you better scheduling flexibility and avoids the end-of-month rush.

What Professional Move-Out Carpet Cleaning Actually Involves

This is more than running a rented machine over the floor. Our process at Fynest uses hot water extraction — which pushes heated water and cleaning solution deep into the carpet fibres and then extracts it along with the embedded dirt, oils, and allergens that have built up over months or years.

Here is what a typical move-out cleaning job looks like:

  • Pre-inspection — we walk through and note any problem areas before we start
  • Pre-treatment — high-traffic lanes and visible stains get a targeted pre-spray before the main pass
  • Hot water extraction — the main cleaning pass with professional-grade equipment, not rental store machines
  • Spot treatment — stubborn stains get additional attention with appropriate chemistry
  • Grooming — carpets are raked to stand the fibres back up and improve drying

Drying typically takes 2 to 6 hours, depending on ventilation, carpet thickness, and humidity. Cracking windows or turning on fans helps considerably.

The Pet Situation

If you had pets in the unit, be upfront about it when you book. Pet urine in particular can penetrate through carpet fibres, through the backing, and into the underlay — and the odour source is often deeper than it seems.

Standard extraction cleaning removes surface-level staining and most odour, but if the urine has saturated the underlay, it may require an additional enzymatic treatment to fully neutralize the compounds causing the smell. In serious cases — particularly long-term or repeated accidents in the same area — even professional cleaning may not completely resolve the odour if the subfloor has been affected.

It is better to know that before the inspection than to be surprised. We will always give you an honest assessment when we arrive.

Moving Into a New Place? Cleaning Applies Here Too

Move-in carpet cleaning does not get nearly as much attention as move-out, but it should. Even if the previous tenant or owner kept the carpets looking clean, you do not know the full history of what is in those fibres. Pets, children, spills, tracked-in debris — a lot can be lurking.

Cleaning before you move your furniture in is the easiest time to do it. Once your couch is in place, you are working around it. We have done move-in jobs across Kanata, Orleans, Nepean, and Gloucester, and the results on clean-looking carpets are often surprising.

A Few Things That Help Us Do Our Best Work

  • Move furniture out of the rooms before we arrive, if possible — we clean wall to wall
  • Vacuum the day before to remove loose debris
  • Flag any known stains or pet accident areas so we can target them properly
